• Washers and Dryer Maintenance

    Hello Neighbors,

    We wanted to share an update on some important maintenance work happening around our building. Over the past few weeks, we coordinated with our maintenance department to clean out all the drain pipes after a few floors experienced sewage backups in their laundry rooms. During this process, we learned that the drains had not been cleaned for several years, so this was long overdue.

    At the same time, we reached out to the company that services our washers and dryers. For the first time since 2019, a technician came onsite and completed a full service of all machines in the building. This is a big step forward, and we’ll continue working with the vendor to keep everything running smoothly for everyone’s benefit.

    Some dryers are still struggling to dry clothes efficiently because several exhaust vents are clogged or damaged, preventing proper airflow. Since this falls under building maintenance, we are actively working with Campbell to get this resolved, though it may take a little time.
    As we continue improving our building, we kindly encourage all neighbors to help us keep things in good condition. If you notice any defects, unusual noises, leaks, or anything that doesn’t seem right, please report it to the appropriate vendor or through our building channels. Early reporting helps prevent bigger issues and keeps our home safe and comfortable for everyone.

Building 51 Resident Resource: Terms of Access

  1. Independent Status: This website is a private, resident-led resource maintained by concerned unit owners of Building 51. It is NOT an official publication of the Palm Aire Country Club Condominium Association No. 4, Inc. (PACC4), the Board of Directors, or Campbell Property Management.
  2. Statutory Protection: This website represents the exercise of protected unit owner rights under Florida Statute 718.1224. Florida law prohibits the Association from retaliating against unit owners who make public statements regarding building management or report suspected code violations.
  3. No Association Authority: As unit owners, the creators of this site have no authority to act for or bind the Association. Information regarding common elements (such as elevators) is provided for community transparency and should be verified via public records.
  4. Official Records: This site is not the custodian of official records. Formal inquiries and record inspections must follow the procedures established in Association Rules 43 and 44.
  5. Digital Use Only: All materials provided are for digital use and personal information. Physical posting of notices on condominium property is strictly prohibited by Rule 31.
