(PACC4), the Board of Directors, or Campbell Property Management.

Under Florida Statute 718.111(1)(c), a unit owner does not have authority to act for the association by reason of being a unit owner. Accordingly, all content, opinions, and alerts shared here represent the private speech of residents and are not authorized by or binding upon the Association.

2. Intended Audience

While accessible via the public domain, the content and resources provided on this site are curated exclusively for the use and benefit of the unit owners and residents of Building 51.

3. Building Safety and Common Elements

Information regarding the building’s common elements (such as elevators, catwalks, and roofs) is shared to promote community transparency and resident safety. The Association has a non-delegable fiduciary duty to provide for the maintenance, repair, and replacement of all common elements for which it is responsible. 6. Administrative Tools (Parking Permits)

As a matter of convenience, this site may host forms to facilitate the request of Visitor Parking Permits. This specific function is an administrative task delegated to volunteer Building Representatives under Association Rule 3. The collection of this data is for the sole purpose of assisting the volunteer Representative in fulfilling their duties to the Association and is separate from the resident-led speech contained elsewhere on the site.
