1. Independent Status and Ownership
This website is a private, independent resource created and maintained by concerned unit owners of Building 51. It is not an official publication or portal of the Palm Aire Country Club Condominium Association No. 4, Inc. (PACC4), the Board of Directors, or Campbell Property Management.
Under Florida Statute 718.111(1)(c), individual unit owners do not have the authority to act for the Association. This website is a resident-led initiative intended to promote transparency regarding building safety, common elements (such as elevators), and the general management of association affairs.
2. Intended Audience
While this website is hosted on a public-facing domain for ease of accessibility, its content, tools, and resources are curated exclusively for the use and benefit of the unit owners and residents of Building 51.

All information provided on this site is offered as a courtesy and does not constitute official association records or directives as defined by Florida Statute 718.111(12).
- Official Inquiries: For matters requiring a formal response from the Board, residents must follow the Unit Owner Inquiries Policy (Rule 44).
- Records Inspection: To inspect or copy official records, residents must follow the formal procedures outlined in Association Rule 27 and Rule 43, which require a written request via Certified U.S. Mail.
4. Code Compliance and Building Safety
Information regarding the building’s elevators, fire safety, and structural integrity is shared in the interest of community welfare. The Association has a non-delegable duty to maintain these common elements. Information regarding permits and enforcement cases may be verified independently through the City of Pompano Beach Building Department.
5. Rules of Conduct (Physical Postings)
Residents are welcome to download digital materials or flyers from this site for personal use. However, users are strictly advised that Association Rule 31 prohibits the exhibition, display, or affixing of notices, lettering, or advertisements upon any part of a condominium unit or common areas without prior Board approval. Digital distribution is encouraged; physical posting on building property is not authorized by the creators of this site.

The creation and operation of this website represent the exercise of protected unit owner rights under Florida Statute 718.1224. This law (Florida’s Anti-SLAPP protection) specifically prohibits an association from retaliating against unit owners who:
